Typical Inspection Procedures For Single Family Dwellings

The following inspections MUST BE CALLED FOR and approved by the inspector before proceeding to the next phase. No partial inspections or "Phased" projects will be allowed without prior written approval from the Building Official.

  • FOOTINGS AND FOUNDATION INSPECTION. To be made after trenches and pier footings are excavated and forms erected with reinforcing steel in place. No reinforcing steel should be covered or concealed in any manner without first obtaining approval from the Building Inspector. Trenches are to be clean and free of loose dirt and debris with no standing water. Holdown bolts and anchor bolts, when part of the design, shall be in place at the time of inspection. On slabs, the plumbing will be in place, wrapped and under test at this time. Caisson holes shall be clean and reinforcing steel in place. The soils engineer shall have reviewed and approved in writing any caisson holes prior to the County inspection. In some cases the inspector may require the permit holder to provide an on-site inspector or engineer during the concrete pour. A survey will be required if the property line locations are questionable, or if there is a potential for the finished structure being over height.

  • TEMPORARY POWER POLE INSPECTION. The temporary power pole shall be installed as per N.E.C. and P.G. & E. guidelines. The inspection will include the panel and conductor sizes and types, weather tightness, GFI protection and grounding. The use of a permanent power panel for temporary power is NOT permitted without a signed agreement and approval from the Building Official.

  • UNDERFLOOR INSPECTION. On stemwall construction the inspection will include the anchor bolt and holdown placement, mudsill, framing members and connections, ventilation, underfloor duct work and a complete testing, sizing and check for appropriate fittings and materials in the drain/waste, water supply and gas supply systems. All plumbing must be under proper pressure. No underfloor insulation or subflooring is to be installed at this time without prior WRITTEN permission from the inspector.

  • UNDERFLOOR INSULATION. To be checked before the subfloor is applied.

  • SHEAR NAIL INSPECTION. All nailing on wall and floor sheathing must be inspected prior to application of siding or roofing material.

IF FIRE SPRINKLERS ARE REQUIRED, THE REVIEWING AGENCY SHALL INSPECT AND APPROVE THEM PRIOR TO THE ROUGH FRAME INSPECTION.

  • ROUGH FRAME INSPECTION. To be made after all framing is complete. The structure shall be completely weatherized with all roofing, siding, windows, exterior doors and trim im place. On structures with exterior stucco, the two layers of class "D" paper, flashing, weep screed and lathing shall be in place at this time.

  • ROUGH ELECTRIC INSPECTION. All rough wiring will be in place with grounds, subpanels and main service made up. Do not install fixtures at this point.

  • ROUGH PLUMBING INSPECTION. All rough drain-waste and water lines shall be in place, capped and under test. Gas lines shall be completely stubbed out and under a minimum test of ten (10) psi of AIR ONLY.

  • ROUGH MECHANICAL INSPECTION. All dust work, plenums and vents will be in place. Some appliances may be in place such as attic furnaces and underfloor equipment.

NO WALL SHEATHING, GYPSUM BOARD, INSULATION, LATHING OR ANY OTHER COVERING MATERIAL THAT MIGHT CONCEAL ANY PART OF THE FRAME WORK, ROUGH WIRING, PLUMBING OR MECHANICAL IS TO BE INSTALLED UNTIL ALL THE ABOVE INSPECTIONS HAVE BEEN APPROVED AND SIGNED OFF BY AN INSPECTOR.

  • INSULATION INSPECTION. All insulation is to be in place at this time unless designed to be installed after gypsum board is in place.

  • GYPSUM BOARD (SHEETROCK) INSPECTION. To be made after gypsum board is nailed in place and before ANY tape or texture is applied.

  • FINAL INSPECTION. When the building is ready to occupy. Obtain our separate "minimum requirements for final inspection" to assist you here.

NO BUILDING SHALL BE OCCUPIED WITHOUT FINAL INSPECTION APPROVAL AND THE REMOVAL OF ALL AGENCY HOLDS. A MINIMUM OF 24 HOURS NOTICE IS REQUIRED FOR EACH INSPECTION. IN ADDITION TO THE ABOVE MENTIONED TYPICAL INSPECTIONS, OTHER PROJECTS THAT REQUIRE INSPECTIONS INCLUDE;

  • DEMOLITION WORK - SPECIAL INSPECTION TO DETERMINE IF IT CAN BE MOVED REQUIRED BEFORE ANY DEMOLITION IS STARTED. FINAL DEMOLITION INSPECTION AFTER DEMOLITION WORK IS COMPLETED

  • MOVING A STRUCTURE - BEFORE MOVE.

  • DAMAGE ASSESSMENT - (FIRE, FLOOR EARTHQUAKE)

  • CHIMNEY REPAIR - FIRST INSPECTION AFTER ALL DAMAGED MATERIAL HAS BEEN REMOVED.

  • STUCCO LATHING - AT OR PRIOR TO THE ROUGH FRAME INSPECTION.

  • STUCCO SCRATCH COAT - AFTER IT HAS SET UP.

  • DECKS - FOUNDATION, FRAMING, STAIRS, RAILINGS.

  • POOLS - FIRST INSPECTION; STEEL AND ELECTRICAL BONDING, PREPLASTER FENCE, FINAL

  • UPGRADES OF ELECTRICAL, PLUMBING, MECHANICAL OR SEISMIC BRACING - CALL INSPECTOR FOR INSPECTION REQUIREMENTS.

  • REROOFING OF MORE THAN 25% OF ROOF - AT TEAR-OFF OR BEFORE OVERLAY, NEW SHEATHING, FINAL.




All Zoning, Planning, Environmental Health, Public Works, Erosion Control/Grading and Fire District requirements shall be met (if required), and their HOLDS shall be removed as part of the final inspection requirements. Any departmental HOLDS are listed on your building permit along with the name and telephone number of the appropriate staff member.

Permanent power from PG&E will be cleared when the final building inspection has been approved and all holds have been removed.
